Building Permit Fees Waived for Energy Efficiency

Save with Energy Efficient Equipment

Waivers

Anaheim Public Utilities are now waiving building permit fees for Anaheim residential who retrofit their inefficient equipment with approved energy-efficient equipment up to $1,000 per customer. There are four general building categories:

1. Building

2. Mechanical

3. Electric

4. Plumbing

How the Program Works

1. Contact Anaheim Public Utilities for the Permit Fee Waiver.

2. Only energy related equipment that comply with the Advantage Services incentive program will be eligible  for the Program.

3. You will be issued the Permit Fee Waiver through mail or Fax on approved energy-efficient equipment which states the applicable permit fees to be waived.

4. You will present the Waiver coupon to the Building Division, when applying for the building permit.

5. Customer completes installation of energy-efficient equipment.

6. A Building Division representative will inspection and sign off on the energy-efficient equipment specified on the permit.

Savings.

While participating in the program, you can typically save from $100 to $500 per approved energy-efficient measure.

Prudential Real Estate to Participate in Yahoo! Real Estate’s New Listings Program

 

Prudential Real Estate Affiliates, Inc., a Prudential Financial (NYSE:PRU) company, announced today that it will participate in Yahoo! Real Estate’s new, online property listings program. The agreement will enable Prudential Real Estate’s affiliate companies to market their full catalog of property listings on Yahoo! Real Estate, and to capitalize on leading interactive marketing services.

“Technology differentiates Prudential Real Estate and we’re constantly looking for ways to enhance our online position and drive more business to our affiliates,” said Laurie Keenan, president, Prudential Real Estate Affiliates, Inc. “Our objective is to diversify our Web partnerships, maximize our search exposure and multiply functionality and services for our brokers, sales professionals and customers.”

“We’ve had a wonderful partnership with Prudential Real Estate Affiliates, Inc. since 2001 and we are excited to have the company participate in our new listings program,” said Michael Yang, vice president and general manager of Yahoo! SAFETY REMINDER: SCAM ARTISTS ARE ACTIVE!

A member has reported to the Association that two women driving a new small black BMW SUV with paper plates "McKenna" came to her open house in the Seal Beach area and while one woman occupied the agent?s attention, the other woman went to another room and attempted to take a handful of jewelry out of a jewelry box. Here is a description of the two women:
Age late 50´s, 5´ tall, 150 lbs, ear length wavy red colored hair, olive skin, wide nose, full lips, slight accent, shabbily dressed in mostly black, flat fabric shoes by SODA; knowledgeable about fine art.
Age mid 30´s, 5.5´ tall, 150 lbs, very long straight dark hair, olive skin, no accent shabbily dressed, in mostly black, sweater with large V neck, small black knitted gloves, used the name Michelle.
Other schemes involved a couple who pretended to be wealthy potential buyers from out of town who would purchase for all cash without financing (to avoid background check). They drove an expensive new vehicle (actually rented for the scam). Once inside the house the "wife" occupied the agent and the "husband" went to another room and copied down personal financial information on the homeowners to steal their identities. A lawsuit against the agent followed.

Agents should always be on guard for their personal safety and mindful of the importance of monitoring the visitors to their clients´ homes. Some tips in the California REALTOR® magazine article on REALTOR® safety are:

* Meet a new client at your office first, not at the property.
* Be sure your office staff has up–to–date information on the make, model, year, and license number of your vehicle, and that they know where you are and who you are with.
* Let the client know that your office knows your whereabouts.
* Take separate vehicles and put your briefcase and purse in the trunk, rather than riding in the client´s vehicle.
* If you are suspicious about a client or feel uncomfortable, listen to your instincts.
* Take another agent with you to show the property.
* Have another person with you during an open house.
* Tell the homeowner to put valuables away.
* Plan ahead for an exit from the home and park where you will not be blocked in by another vehicle.
*Always keep your cell phone and car keys on your person, not in a purse or briefcase in another room.

I write with the best possible news to begin a great 2008. When the stock market is troubled, it is always good news for our industry and this week is no exception.

Interest rates are back to to historically low numbers.

Conforming loans (to about $417,000) are now down to only 5.5% interest for a full 30 year loan!!!!!!

What does this do to payments:
This means a $200,000 loan is only $1,135.58 per month for 30 years!!!!
This means a $300,000 loan is only $1,703.37 per month for 30 years This means a $417,000 loan is only $2,367.68 per month for 30 years

For those Jumbo loans (over $417,000 rates are the lowest they have been in 6 months or more. There are in the range of 6.5% for a full 30 year loan.

What does this do to payments:
This means a $500,000 loan is only $3,160.34 per month for 30 years This means a $750,000 loan is only $4,740.51 per month for 30 years

Homes in Orange County that were a million dollars just six months ago are now priced in the mid $800,000s. The opportunity today to buy an incredible property is the best in years. You have a very low price and a very low interest rate.

Local Restaurant Review: Johnny Rebs'

I love to eat out and am always looking for new places to go.  This week I finally made it over to Johnny Rebs' in Orange.  I was a long overdue visit and was worth the wait.  If you haven't seen this place it's not much to look at - but that is part of the charm!  When you first walk up to the door you hear crickets chirping.  The exterior is kind of a "shack."  Inside is very "rustic."  There are peanut shell all over the floor and the atmosphere is very laid back.

 

If you like barbeque and southern style food this is the place for you.  Portions are very big and prices are reasonable, $10 to $15 per person.  The especially liked the sweet potato fries.  I also hear the fried green tomatoes are good but I'll have to try them next time!  If you haven't been to Johnny Reb's yet, I would recommend a trip on over there.
